We transformed a screened porch in Cleveland, TN into a cozy four-season retreat.
Large sliding windows allow fresh airflow. Insulated walls and matching Hardie siding improve comfort and efficiency. A dedicated heating and cooling system keeps the space enjoyable year-round.
The Problem: A Space That Looked Nice But Lacked Function
This beautiful family in Cleveland, TN had what many would call a “dream porch” — screened-in, overlooking the backyard, with plenty of potential. But potential doesn’t mean usable.
For most of the year, it sat empty. In the spring, pollen layered every surface. Summer brought heat and humidity. Fall and winter made it too chilly to enjoy for more than a few minutes. What should have been a go-to spot for relaxing turned into something the homeowners glanced at through the window but rarely stepped into.
They didn’t want to give up the open feel of a porch. But they also wanted something they could use comfortably, day or night, January through December. That’s where we came in
The Vision: Comfort Without Compromise
Our goal wasn’t just to enclose a porch. It was to create a space that felt like part of the home, while keeping the charm of a porch intact.
We knew it had to check all the boxes:
-
Keep the views and natural light
-
Maintain air flow when wanted
-
Eliminate seasonal discomfort
-
Look seamless with the existing structure
The Process: Step by Step Transformation
Here’s how we made it happen:
1. Careful Demo and Framing
We started by removing the old screen panels and reinforcing the framing to accommodate real walls and efficient windows. The structure had to support insulation, electrical, and finishes like any other interior room.
2. Window Installation
We added three large sliding window units: two 6×6‘ and one 6×12‘. These weren’t just chosen for size — they allow for incredible airflow during pleasant months while keeping out the elements when closed. Built-in screens offer bug protection without sacrificing breeze.
3. Exterior Finish Work
The outside matters just as much. We used Hardie board siding and matched it exactly to the rest of the house. The result? A room that blends beautifully instead of sticking out.
4. Full Insulation and Interior Comfort
Behind the drywall is full insulation, which is what makes this space truly four-season. From there, we installed a dark-tone luxury vinyl plank floor for durability and warmth, and a natural tongue-and-groove ceiling for character and acoustic comfort.
5. Independent Climate Control
A PTAC unit — the same style used in high-end hotel rooms — was installed to provide independent heating and cooling. It’s quiet, efficient, and keeps the room comfortable without affecting the rest of the house.
Why These Materials?
Every choice here was intentional:
-
Luxury Vinyl Plank: Durable, stylish, and easy to clean. Ideal for a transition space like this.
-
Tongue-and-Groove Ceiling: Adds warmth and design detail; also helps with sound dampening.
-
PTAC Unit: Gives the homeowners full control over the room’s temperature without tapping into their main HVAC system.
-
Sliding Windows: More light, better ventilation, and flexibility between “porch” and “sunroom” feel.
The Result: A Room That Gets Used Every Day
The homeowners now have a space they truly live in. It’s where they sip morning coffee, read in the afternoon sun, and host family dinners that don’t end at dusk.
It doesn’t feel like an add-on. It feels like a part of their home that was always meant to be there. Except now, it works all year long.
The Investment
A transformation like this typically falls between $31,000 and $38,000, depending on size, finishes, and complexity. Compared to a full room addition, it’s often the most cost-effective way to gain meaningful living space.
