We didn’t invent these. They come out of the guidance the National Association of Home Builders, NARI, the FTC and the BBB publish for homeowners. We’ve put our own answers underneath each one so you can hold us to the same standard as everybody else you’re talking to.

Are you licensed and insured, and can I verify it independently?
A license number you can actually look up is the floor, not the ceiling. Ask about general liability and workers’ comp too. If somebody gets hurt in your house and there’s no coverage behind them, that can become your problem.

Will I get a written scope before work begins, and what's in it?

We pull them. Every project. Applications, plan review, scheduling the inspections and getting final sign-off through the Hamilton County Building Inspection Department.

Communication is the thing homeowners complain about most. Ahead of workmanship. Ahead of price. Don’t ask whether a contractor communicates well, because they’ll all say yes. Ask how you’re going to see what’s happening.

Can I speak to recent clients and see completed work?
NARI tells homeowners to ask for references and check for complaints with the BBB or consumer affairs first. Anybody doing decent work won’t hesitate when you ask.

What happens after the work is finished?
Ask what closeout looks like and what warranty comes with it. There’s a real difference between a company that vanishes once the last check clears and one whose office is ten minutes from your house.

Worth Knowing
What the consumer agencies keep warning people about.
Home improvement is one of the most complained-about categories in the country. The FTC logged close to 82,000 home improvement scam reports in 2024. The BBB’s most recent Scam Tracker Risk Report put the category among the riskiest, with a median loss of $1,800.
Most remodeling companies are legitimate businesses run by people who take pride in the work. But the bad ones tend to behave in the same recognizable ways, so they’re worth knowing.
They knocked on your door. Especially after a storm. That's how most of the reported cases start.
Cash only. Or wire transfers, gift cards, anything that leaves no trail. Real contractors take traceable payment and write receipts.
A big deposit before anything happens. The guidance across the industry caps this around a third.
Nothing in writing. Or a contract with blanks in it that they'd like you to sign today.
"You don't need a permit for this." Sometimes that's true. Often it isn't, and unpermitted work has a way of surfacing when you sell.
A bid far below everyone else. NARI's advice is to treat that with suspicion rather than relief.
The price expires this afternoon. That's a sales tactic, not a price.
No address you can find. NAHB specifically tells homeowners to check for a permanent business location.

Common Questions
Questions homeowners ask while comparing.
How many quotes should I get?
Three is the usual advice. What matters more than the number is that all three are pricing identical work. If one company quotes a full gut and another quotes new paint and fixtures, the cheaper number isn’t a better deal, it’s a different project. Write down what you want, give every contractor the same description, and ask each of them to itemize.
Why is one bid so much lower than the others?
Usually the scope is narrower than you realized, the materials allowance is set low, or the difference comes back later as change orders. NARI’s guidance is to treat a much lower estimate with caution rather than relief. Ask the low bidder what’s excluded. The answer tends to be revealing.
Should I hire a specialist or a general remodeler?
Depends on the job. A single-room cosmetic update is fine for a specialist. But once you’re into structure, relocated plumbing, electrical, and four trades that have to show up in the right order, somebody has to manage the coordination. That’s either the contractor or it’s you. Ask directly who schedules the trades and who’s accountable when one of them doesn’t turn up.
Does it matter whether the contractor is local?
It matters most after the project ends. A company based where you live has to live with its reputation there, and it’s still reachable a year later if a door starts sticking. NAHB tells homeowners to check for a permanent business location. Ours is 5519 TN-153 #4 in Hixson.
What if a contractor tells me I don't need a permit?
Sometimes it’s true. Verify it anyway. Hamilton County requires a permit for essentially any new work, alteration, addition or repair to a structure. Unpermitted work usually turns up during an appraisal, an insurance claim, or a sale, and sorting it out after the fact costs more than doing it properly would have.
